Will I be the legal owner of my lot?Yes. Each lot will be assigned into an individual corporation (Costa Rica Sociedad Anonima) and registered in the National Registry. You can absolutely hold the property title in your personal name if you desire however the transfer, resale costs and registry processing speed are faster when the property title is held by a local corporation.

Can you provide registry information for individual lots?Yes. All lots will be individually registered and visible in the Costa Rica Public Registry (Registro Nacional) and viewable in the online database here: www.rnpdigital.com

Can I sell my property at any time?Yes. Once the title has been transferred to you, you are the legal owner and can use, sell, rent, develop as you wish, with the only limitations being the property usage conforms to the government approved zoning regulations and (HOA) home owners regulations.

Can I see the Home/Property Owners ByLaws?Yes. The official document is entitled: Condominium, Covenants, Conditions and Restrictions or "CC&Rs" Master Homeowners' Association, MASTER DEED, ADMINISTRATION DECLARATION AND BYLAWS Please contact us to request a copy.

What is included in the HOA fee?Your own Costa Rica Sociedad Anonima (corporation), registered in the name of your choice, with full title and ownership to your chosen "Homesite". (inc. with lot purchase) Membership in the Master Homeowners Association (GT-HOA) * ($90 HOA fee per month due monthly or annual) Inbound potable water to your Homesite * Landscaping and gardening (twice a month) Club usage 24/7/365 Shuttle service Maid service twice a week (3 hrs total) Outbound water (sewage disposal) from your Homesite* Access to electric solar power power grid ** (kwh limits) Waste collection * Parking for up to two cars on your Homesite Use of guest parking * Access to additional GT-HOA facilities *** * There is a monthly GT-HOA maintenance fee (USD $90 per month) ** All home designs should implement solar power as the main source of power *** Some facilities and services may have a separate fee (golf & tennis)

Do you offer financing?Yes. Financing plans are available directly through us and CR banks. For more details, please contact us using the form at the bottom of this page. These are available in 24 or 36 month payment plans. Bearing in mind once you pay off your Homesite/Lot you can use your title to borrow for your villa.
